In a highly competitive marketplace, it is essential to ensure that your letting agent is proactive, professional and experienced. The process of letting your property can appear to be complicated and overwhelming, however, should you select Ambience Properties as your letting agent, we will ensure the process is as simple and stress free as possible.
Our management service is tailored to your specific needs and includes, but is not restricted to:-
• Preparation of full photographic detailed inventory
• Preparation of photographic advert on various websites and distribution of property details to mailing list
• Accompanied viewings with all potential leads
• Full reference check on all applicants
• Preparation of lease documentation
• Collection of the rent monthly in advance
• Supply monthly statements of income and expenditure to the Landlord
• Arrange all annual safety checks and licence renewals
• Be the first point of contact for any maintenance requests, general or emergency, and will supervise contractors and the necessary remedial works. We work with reputable contractors on a regular basis ensuring quality of work at competitive prices.
• Transfer the rent money to the Landlord monthly
• Regularly inspect the property to ensure the property is being maintained in a suitable condition
• Serve the necessary paperwork (Notice to Quit, AT6, Section 33) as required
• Schedule a final inventory, assess any required works and report findings to the landlord
• Agree dilapidations with both tenant and landlord and arrange remedial works where necessary before returning the remaining deposit to the tenant
• Assess the current rental market and increase the rent accordingly where possible
• Arrange the re-marketing of the property
Our charges for our full management service is an initial, one off, set up fee of £150 plus 8%
of the monthly rental income. Landlords with more than one property may be eligible
to benefit from a discounted management fee.
We can also provide a Tenant Only Finding service for a fee of £250
